Jayson Rosario

Every building has a heartbeat. The MEP set is what makes it run.

Jayson is APD's MEP whisperer. He leads the systems side of every project — electrical schedules, plumbing risers, mechanical coordination — and treats every panel schedule like a small piece of architecture in its own right. Quiet in meetings, decisive on the drawings.

His sets come back from plan check clean because he reads the NEC the same way other people read magazines. He's the person the GC calls when something doesn't make sense at the rough-in stage.

Field notes

The little things Jayson keeps on the bench.

  1. The space that inspires me

A clean mechanical room. Everything labeled, every conduit run in parallel, every isolation valve where it should be. That's craft.

  2. Favorite project type

Hospitality and restaurant TI. The kitchens are the puzzles — gas, water, ventilation, drainage all converging in 200 square feet.

  3. On my reference shelf

NEC 2017 (highlighted to within an inch of its life), every manufacturer cut sheet I've ever opened, a battered copy of Stein's Mechanical & Electrical Equipment for Buildings.

  4. When I'm not at the desk

I'm in the kitchen. Best soup recipe is my grandmother's. I won't share it.
